    Not so much scared of of as just refusing to pay in the order of $50K to change out of one property into another. That’s a lot of hard won equity to trash.

    I totally understand that position, but if you trade out of the old security (which has no value add left) & into a new security, and create $200k of equity by adding value then I find it easy to overcome :)
