NSW Sydney landlords - Opinion on sub-leasing?

    What do you do if you receive an application but the tenant asks for permission to sub-lease?

    Do you see this as a risk or potential benefit if the tenant is offering a good price (above rent) and a long lease?

    If you don't like why is that? Is it because it's likely to be a sharehouse?
    Are sharehouses worse as a landlord? They're becoming very common.

    What he's asking is for permission to get in a flatmate, which is unlikely to become a sharehouse.

    Flatmates are sometimes required for affordability.

    Simply inform the tenant that he's the head lessee and as such he's responsible for absolutely everything lock, stock and barrel. Your dealings will be with the main tenant only.

    No because the landlord cant control who subleases. You want to share a place, both names go on the lease.

    No skin in the game for sub lease. All occupants on lease. All things being equal.

    Id ask is it AirBNB or like.? and in any case how long is the intended lease? Id also consider how it will effect your insurance.

    If the Lessors LL insurance doesn't cover sub-leasing, then no - why should they take on the risk?

    Given you're in NSW, and assuming your IP is in NSW, it would depend on whether or not you provide written permission to sublease your property, under a standard NSW residential lease, assuming you use one.

    Can't comment on all the other risks, wear and tear, etc, but ShareCover (if it's short term rental like Airbnb that's being proposed) will cover the lessor and lessee.
    The lessee can take out and pay for the insurance. In the event of a claim for damage by Airbnb guests, ShareCover will liaise with the lessor re repair/rebuild.

    No....unless to a govt dept or organisation who you trust.

    You will find most insurers will have an out if you do this.
