(Sydney) How easy/difficult is it to construct a double garage?

    Hi all

    We're currently looking at a house, which is well located and has potential, needing some renovation to the kitchen/bathroom.

    However one sticking point is that it doesn't have a garage, not even a car port.

    A quick search tells me it can cost 15-50K to construct a garage.

    Has anyone done this? We need to build one that will fit two cars, so would have to be around 5.5m wide by 6m deep (which is the dimension of the double garage in the apartment we live now).

    Is council approval easy or difficult? The house is on a 800sqm+ block and there is plenty of room.

    Am I looking at 15K or 50K, or maybe in the middle?

    Any tips would be greatly appreciated :D

    If you do this consider the merits of a studio apartment / teenage retreat on top.

    Depending on where it is located you might achieve attractive rental. Maybe $800 to $1200 per month.

    Might add $25k to $50k to the cost. Just needs a small kitchenette and ensuite.

    A plan something like this might work, perhaps adding a bigger kitchenette on the back wall. Looks like there is a small sink and bench adjacent to shower.

    Might be better with a small balcony.

    If you use a loan, consider how it is structured so interest can be a borrowing expense against the income.

    Ku-ring-gai, but we're no longer looking at this property. It appears to have a requirement to be 6 or so metres away from the front boundary of the property, which there isn't room for. But we've decided to look elsewhere for various other reasons..
