Sydney Expert in Finding Property to Knock-down

    My wife and I are looking to buy a property to specifically knock it down and build new in the Sydney area. Are there any specialists or advisors that someone can recommend in trying to find this type of property? And are there any references or websites that I should be aware? Thank you

    As an indication, if you are planning to build a project home there are different levies charged by the major builders depending on the council area.

    This is because of extra costs required to meet certain council requirements ( e.g. Historical/Character requirements, bushfire zones, etc). Travel time may also be a factor for their trades and supervisors.

    I usually just do a keyword search in re.com.au for "detonate"

    There are opportunities in most established suburbs - it depends on your budget and what you consider to be a knock down.

    You won't find a knock down in Haberfield due to heritage restrictions but for around $1.8-2m you will get one in Five Dock, Ashfield or Summer Hill. A quarter of that will get you a knockdown in the less desirable suburbs.

    1. Find the areas you like
    2. Tell the realestate agents

    Or:
    1. Find the areas you like
    2. Letter box drop the houses to see if they want to sell. Better to do a handwritten letter.

    Or:
    1. Find the areas you like
    2. Get price finder or RP data to get owner details. Contact owner. (Superior to previous option in that you pick up owners of rentals)

    Or:
    All of the above.

    Agreed...when we purchased in the hot Sydney market of 2014, all the homework for the agents was done. They were given a list of properties we'd consider, the block size, who owns it, whether it's rented, whether we could find a phone number for the owner, whether it was listed in the last few years etc..

    Whilst none of those yielded results, the agent knew what was required and pretty much an off market deal was done on a Tuesday night at 10pm....after which the property went on re.com.au the next morning
