Sydney Eastern Suburbs Buyers Agents

    Hi,

    I have a PPoR in Norht West Sydney at the moment and am looking to purchase my first investment property. Looking for a property in the Eastern Suburbs of Sydney with good capital growth and decent recent rental yield (more interested in growth than yield). Max budget is $1.3m. I think I might get good value by using a Buyer's Agent to help me negotiate a property below market value. I have been looking into the following agents. Do you have any experiences with using any of the following, and would you suggest one to use:

    1) Metrolpole - seems like they expertise lies mainly in the Melbourne and Brisbane markets
    2) Empower Wealth - they are more based in Melbourne
    3) BInvested - I think they mainly look into the western suburbs only
    4) Strategic Investor Group - based in Sydney
    5) Trelease Associates - recently started firm
    6) Tracey Chapman - specializes in the Eastern suburbrs. Just one person (Tracey) working.
    7) Buy East - specializes in the Eastern suburbs
    8) Search Find Invest - specializes in the Eastern suburbrs. Just one person (Frank) working.
    9) Your Empire - Kel & Chris Grey. Probably the biggest name in the eastern suburbs.
    10) Property Buyer - Rich Harvey. Looks mainly at North Shore, Eastern suburbs and Inner West.

    Caveat as I'm also a longtime BA (sorry we don't do the east right now) but from the above list a few points to consider:

    Make sure they're experienced, appropriately licensed and a member of REBAA and also preferably REINSW- more credibility, adherence to industry codes of practice and vetted

    There's actually far more to choose from than the above list

    Make sure they're a local BA and look for recent purchases and backed up reviews/testimonials

    Make sure you're happy with the process and the service terms and conditions

    Make sure its someone who listens to your needs and is an investor themselves. @fols (Grant Foley Property) is worth considering, he recently purchased a great Tamarama unit for a mutual client, negotiated for us to do inspections prior to settlement hence we had a tenant move in the day after settlement.
