    In summary:
    Town planning and zoning
Accounting - plan it correctly from the start
And plenty of general property development tips

I really appreciate the time, money and energy these guys put in for these events. Thank you Be Developer, Shahin_Afarin , Paul@PFI and AndrewTDP.

In my view, I think last time was more useful than this time. It doesn't mean this time was bad at all.
Last time, I came out thinking..."wow... I didn't know so many things". Be Developer, Paul & Shahin all went really deep. There were so many take home messages.
This time, it was like "I didn't know clause 4.1". Take home message was "Hire the right professionals in the field".

Would I still get the invitation next time? :)

    Definitely :)!

As we said earlier, Feedback is really important to us.

I personally found @AndrewTDP 's preso really informative. In fact, i didn't even knew about that " Clause 4.1" :)

i noticed Karen, @Gockie and some others writing notes and taking picture of Andrew's presentation notes. If you find property with Clause 4.1... Feel free to cut fat chaque for @AndrewTDP who traveled nearly 250km to provide his knowledge without charging a $1.

p.s I will post photos soon!

This isn't something like Proposition 305 is it?

Lisa: Uh, I am! I'm strongly opposed to Proposition, uh, 305!
Kent: You're against discount bus fares for war widows?
Lisa: Uh, you bet I am.

    @neK

All i know in nutshell, that it is like 007, licence to kill.

just in terms on property development, licence to build as much as you can:) (within rules of course)

    Absolutely... His knowledge is amazing

That is kinda pay back :)

My understanding about Clause 4.1 is that it can override any other restrictions like LEP. For example, say LEP says the min lot size should be 450 sqm. Clause 4.1 can override that say 200 sqm is fine. @AndrewTDP.. please save me here.

I would call it the Santa clause. If it is in your favour, all your Christmases will come at once in terms of better flexibility for development of the property.

I would have loved to hear more about clause 4.1.
Sounds very interesting, but surely there are limitations on this right? Otherwise it would be abused like crazy!

Different councils apply it differently. Hence why I provided three different examples from different councils.

Best case for some local government areas is subdivision down to 200sqm but need to lodge house plans concurrently. It doesn't exist in every council and many different types of development controls.

It isn't shown on a s.149 so you need to go looking for it. And a lot of estate agents don't know about it. It can open up some great opportunities.

Apologies if I got too technical. I live and breathe this stuff. Happy to clarify anything.

@Terry_w don't feel too bad. I have niche knowledge. You have amazing overall knowledge. Happy to sit down and chat with you.

@Be Developer. Great event. Thanks for organising.

I find the subject quite interesting as it gets you thinking about potential, either now or downstream.

@AndrewTDP I think you pitched your discussion at the right level. How about kicking off a thread specifically about planning. Perhaps touching on some examples or themes of what works and what doesn't in different areas. Would be interesting to follow contributors from developers and planners in other areas.

Thanks all 4 of you for your time and effort.

It was my first time at one of your talks and I found the level of discussion more or less on the money.

Raised some interesting points and served as a great introduction to development for me.

Hi Be Developer, Shahin and Andrew,
I learned a lot on last events and was not sure of clause 4.1. I will be in touch with Andrew for his advise very soon.
