    Anyone else noticed how agents are increasingly withholding sale price outcomes?

    Also, more sold prior to auction. Clearance rates holding up though, but stock seasonally lower on the other hand.

    Signs the boom running out of puff?

    If stock is lower and demand is higher than volume then market will continue to boom

    I monitor this closely what I’m seeing is.
    Some weeks RE is accurate with higher reported some weeks Domain

    this week I think much more reports in Domain.

    overall house market is super strong

    I was out at four auctions today in the Blacktown area. From what I’m seeing there is more stock on the market but good products are still selling well. people are more hesitant but things are still selling at decent prices.

    64 Heffron rd lalor park was an older house with a gf on 575m which sold for 900k

    96 northcott rd Lalor park was a 3-1-1 On 765m2 corner block which sold for 910k

    19 broad street prospect was a 4-2-1 on 650m2 which was in need of work and sold for 938k (it was a two lot property though)

    40 Dina Beth ave Blacktown was cancelled as I don’t think there was enough bidders. 3-2-2 on something like 280m2
