    have a line of credit which I need to substitute security for
    No more Qld as land tax is too high

    Any recommendations where to find subdivision or value add opportunities in western and NW Sydney. Or what is best option PC areas can advise to but for a 5-10 year buy and hold.

    Have been looking around chipping norton, Liverpool and Ryde Epping areas .

    You can buy 2 Liverpools for One Epping but you won't come close to your budget.
