    Hi everyone, my plan was to find a house with a decent land size around st marys or penrith as my first IP however prices are ridiculous atm
    My budget is 750k max and my income varies weekly. Do i wait ? Or look around central coast ? Or even consider Brisbane and Melbourne ?

    This is one thing you don't do. Waiting and procrastination is an investors worst enemy. I personally know guys still "waiting" since 2008. They still "waiting" now. Whilst they are waiting all these years millions are floating right past them.
