    6.6% for one and 4.4% (bulk discount) for another who manages multiple units- they'd usually be 5.5%

    Is anyone else as gullible as me and pay a $121 Marketing and Technology fee for the PM to list vacancies on websites (QLD regionals)?

    West Sydney PM's for fees and attitudes have been pretty damn good for us, made many WA PM's look ordinary and fees outrageous

    That's pretty reasonable depending on what they do for your money. It costs me quite a bit more than that to list a property.

    5.5% in Inner West which is good and I have a pretty good pm. However It’s the cost of internet advertising that I don’t like, I just paid $420 to advertise on both domain and real estate.com, because my pm suggested a premium listing. I’d be interested to know what other people pay and which type of advertising they choose.

    6% + 1 week letting fee in sydney & 5% + 1 week in melbourne

    4.5% + 1 week let for commercial sydney.

    My (QLD) PM says any advertising on realestate.com will incur a cost to me, not just the Premium listings. Is this the same with you?

    My property manager at Westmead was absolutely brilliant - they gave me a special rate of 4.6%+GST as I bought (and sold) the property from them - arranged all inspections with photos, arranged repairs etc - they also sorted out all issues with tenant not vacating on time at the end so I settled on time.

    Thought I'd follow up with what I settled on
    5% +gst. One weeks rent letting fee +gst. No advertising cost (new customer gift)
    After some months still quite happy with the service and follow up

    The low rates are due to the level of competition and there are a lot of 'cheap agents' who provide 'cheap service' that are driving the rates downwards. I've even seen as low as 2% !!

    The rates here in WA are outrageous and their level of service, competence and honesty are extremely low.
    One method includes a typical fee of 9.35% (inc GST) of gross collections (yes, collections, not rent) plus a dozen extra fees like leasing fees, re leasing fees, inspections, admin, advertising, etc, etc. Overall it would be about 13% of gross collections excluding court appearance, insurance claims, etc.
    Another method is a fee of about %14.3% (inc GST) of gross collections plus lease fee of two weeks rent plus GST plus another couple of fees like ($180 insurance processing fee, $500 court appearance fee).
    I've seen a trend where agents now refuse to pay property insurance premiums (owner has to organise that) and also refuse to pay council rates in one disbursement. In the case of the rates they insisted on paying the rates in 4 separate instalments at extra cost to the owner. Total crooks.
    So you guys/gals on the east coast have a great deal by comparison.
    Real estate agents here are a disgrace to the whole real estate industry. With each passing year they want more money for less service.

    10% is a partner, not a PM ;)

    If you also factor in that to run a business in Sydney is much dearer than most places, you always find yourself questioning the 7, 8 and 9%.... 10+ is a joke if also add ons.....

    Whenever and whoever I have dealt with in Sydney has always been a 5, for many decades, and was without asking for a discount.
