Surveying prior to settlement

    Agreed. I've seen that many times.

    Sounds messy and probably likely to need legal action to resolve.

    Do you have title insurance?

    No it didn't actually happen. It was my concern on a block I was looking at recently. I suspect that the wall was built quite a way in side the boundary as the site measurements didn't match up with the boundary width shown by council and it would have been very close as to whether the laneway would have been wide enough without moving and rebuilding the wall. I would have had survey done during settlement period but in the end the price it went for meant that it wouldn't have been feasible.
