    PS was there an option to have traditional or instantaneous electric hot water systems offset by PV array on roof top to offset the electricity usage?

    Yeah it needs some tinkering, architects required a quick answer from us given we're targeting 50% drawings by end of June and CC by end of August so it was essentially a sketch. They are confident they can have it all compliant

    Section 73, Sydney Water approval is proving to be our biggest risk at this stage. We know of a developer who applied 12 months ago and is still waiting for approval. We're not in a zone of significant influence but we've been told it could still take up to 6 months to obtain approval. We pushed Council hard to allow us to start demo prior to that approval which they initially pushed back on

    There was however we don't have a lot of rooftop space for it given the communal rooftop. 1 Oxford St also blocks a significant amount of sun outside of summer. The heat pump was the obvious choice if we could fit the plant. Took us a month and a lot of negotiation with the supplier of the system to get it to fit. Heat pumps shown in green

    We had to compromise a little and reduce the number of condensers which is shown to the left. It means we likely wont have the capacity to provide air conditioning to meeting rooms over and above 4 or 5 for a floor. The tenants we're targeting will unlikely have more than this given we wont be targeting law or accounting firms or the like

    Going through core options at the moment. Have narrowed down to 2 though if we went with option 2 we'd increase the ceiling height of the 2 entrances to the same size as option 1

    Very wise, I have managed (as an employee, not developer :() a non-residential project and their toilet cubicles were too narrow. We ended up with a lot of complaints from users. Their elbows banged on the wall when retrieving toilet papers. Never knew toilet cubicle width is so important :rolleyes:

    Just a question, why you have a void in the top left toilet cubicle? It was useable space in the previous version? Would opening it up as space be better?

    Oh BTW, I also see you have internal lobby toilet arrangement. Make sure there's good sound insultation. People do make a fair bit of noise when using the toilet depends on what they ate the night before. That's also an experience I learned the hard way. Not to mention the smell escape from it. :D

    Haha yeah we were surprised the leasing agents preferred the larger but fewer toilets

    That void is for the services associated with the more efficient (but significantly larger) electric hear pump. Previous design allowed for typical electric hot water system but we weren't hitting the NABERS or Greenstar, NABERS being a council requirement

    Likewise the length of the cubicle has to allow you to enter or exit without standing on the toilet. :eek:

    Every pregnant woman or person of size will thank you for making them slightly larger. You physically can't open the door inwards with a baby in front of you on standard cubicles - you have to stand with your bump over the toilet bowl and reach behind open the door and back out of many toilets. It's soooo annoying

    Invest on the quality of the toilet bowl and seat as well. It improves the quality (perception wise) of the building a lot. And good quality fragrance. See I was "made" a toilet expert... :D

    Unfortunately with such high Greenstar requirements, we are unable to use a fragrance within the building funnily enough. Outside clean air only...thus the reason for the louvres

    I think I like option 1 better. Bit less busy. Might even be more economical as the panelling might be cheaper with the join as might be able to use 2400 sheets.

    The additional column doesn't bother me . The setback from the meeting rooms will be natural corridor and now it lines up with the meeting room walls so actually has less of a presence.

    Any exhaust fan capability for the toilets? The upside of a room with multiple toilets is that it dissipates any smell but individual toilets can be overcome by smell. A DC motor exhaust fan on motion sensor won't use much power and could be ducted to your service duct maybe.

    Yeah we don't mind it either, almost creates a more symmetrical, cleaner feeling

    Unsure on this actually, but good thinking and I will check. Its only a new change so may not yet have been thought about

    It's been a while since I've updated the thread. Final CGIs are in, not completely happy with them but we needed to commence our leasing soft launch given the lack of new stock for lease in surry hills

    Demolition set to commence December 1, all guns blazing to be in a position to demo the day after settlement

    Just a thought, my mate likes to cycle in to work and likes to shower off before meeting (rich) clients.
    Perhaps a shower, or one of those Flexi hose type shows in the WC?

    Hi Seaford,

    We have 3 showers at lower ground with bike racks and wall chargers for electric bikes and scooters :)
