Hi guys. On the search around Melbourne for suburbs to buy for investment. Can someone explain to me Sunshine to a lesser extent St Albans and why it is so hot? I know a lot of St Albans has been rezoned so that can explain why the price jump there but Sunshine looks like it is really strong. I know that it has train station with both Vline and metro, maybe airport train through sunshine. Is there soon to be big developments or changing of the city. Parts of it still seem quite seedy with characters and the shopping strip is the same

Going back 10 years ago it was even more scummy hence why they called it scumshine A lot has changed since then and new upgrades have been put in <20km to city upgraded transportation hub recently rebuit the library vic uni/high schools shopping centres
@Iamnumber5 at least not many people know of knife point (highpoint) maybe in time these suburbs will also lose their old names
Those 'affectionate' names were a looong time ago. I think any OO/investor would love one of those properties in their portfolio.
Overvalued, based on recent sales some pockets are more expensive than Heidelberg /Rosanna based on per sqm.
+ the new VicRoads office coming soon near station. Any one noticed the old centrelink office was for lease quite a long time, now for sale. Its on prime location though.
the prices in sunshine seemed to have risen again in the last 1-2mths some houses in general parts of sunshine (not matthews hill area) seem to be going for 900k+ is it just me, or do others also feel its been rising in the last 2mths?
As the facilities around the town centre being upgraded, there's more demand to live around the area. Dawson st was upgraded, the addition of car park building and the new civic centre. Currently sunvale park (Hertford rd & Neil St) is being upgraded. It should be near completion. Sunvale residence project will also be a nice addition to Sunshine. Currently selling stage 1. Next will be Hampshire rd upgrade stage 2B, followed by stage 3 & 4. It will be a nice town centre, inline with the long term goal to make Sunshine as the major employment hub in the western suburb.
