    Looking to buy an IP in northern or western suburbs of Melbourne. Budg around $750k. Thinking of a house with not less than 600 m2 of land with a potential for subdivision around 4/5 years down the line. What are the suburbs that can be focussed on. Mainly looking at cap growth of around 6.5 to 7.0%.

    For that money and those areas, take a look at Ardeer. https://www.realestate.com.au/property-house-vic-ardeer-135271234. Sunshine's probably too exxy, so are St Albans, Ginifer and Albion. An Albion house sold for about $1.3 (IIRC) at auction last Saurday, wasn't too flash either. People priced out of those kind of areas are going to spill over to Ardeer and surrounds.
