    Another area with a high Asian influence is Doolandella,just out the back of Inala less then 20 klm's from the central cbd mainly on large blocks above 4000sqms..

    My last leases renewals I tried for rental increases, however I had to revert back to original pricing to obtain tenants. If your chasing yield 6%+ is easily achievable in Logan city council.

    What would your thoughts be comparing Runcorn and Calamvale? Quite a difference between median price and if my math is correct, Calamvale has also had higher growth in the past 8 years, but Runcorn is closer to Sunnybank and CBD.

    Still new to all this but trying to get my head around why that might be. Distance to train line (noise pollution), quality of houses, perceived quality of living/wealth?

    Nicer pockets of Runcorn would be a sound bet for reasons you have out lined.
    The median is possibly dragged down a little by the inferior parts- close to the Bradken factory on Beenleigh road, being too close to the train line and main road etc and some pockets have older houses.

    It seems that the development at Cooper's Plains is doing well. I can see that benefitting from the price pressure from Sunnybank/Eight Mile plains over time as its currently quite affordable.

    I had a friend that moved over to Sunnybank and she only lasted 3 months before she needed to move back to Sydney. Said the weather and power outrage got to her.

    I was going to type the same thing. It's had a massive run already. Time to move out.

    Mount Gravatt East had a big run in 2014, nothing the latter half of the year, but things are starting to look very expensive there all of a sudden. Median price is 580ish, and there is NOTHING selling/sold for less than this = imminent rise.

    FYI, noticing a lot of eyes on Moorooka and stuff still moving quickly even at the worst time of the year to be selling (now).

    And also a few agents who still haven't realised where prices are up to (e.g. from a few suburbs away whose last listing in Moorooka was 6+ months ago).

    Maybe I should stop mentioning it until all of PC is done buying there ;)

    NO ONE BUY IN MOOOROOKA.

    IT'S REALLY BAD VALUE.

    THERE ARE NO DEALS LEFT.

    WAY OVER VALUED.

    NO HOPE FOR THE FUTURE.

    ESPECIALLY NOT LMR BLOCKS.

    IT HAS NO INFRASTRUCTURE.

    NO AMENITIES.

    POOR ACCESS TO THE CBD.

    POOR ACCESS TO THE GOLD COAST.

    NO FOREST IN SIGHT.

    IT FLOODS EVERY WEEK.

    IT'S HEAPS MORE EXPENSIVE THAN ALL SURROUNDING SUBURBS.

    IT'S NOT GENTRIFYING AT ALL.

    ALL OF THE AGENTS SELLING IN THE AREA ARE GUNS AND MASTER NEGOTIATORS.

    I WISH I DIDN'T BUY THERE.

    DON'T FALL INTO THE SAME TRAP.

    TERRIBLE PLACE.

    RUN.

    Even though they are both Asian, I feel it's important to separate Vietnamese and Chinese into two different camps. Otherwise it's like comparing Ashfield to Cabramatta. They have similarities but should be analysed separately.

    Calamvale - very modern houses, all new, oldest will be about 30 years. Calamvale is the poor-man's Stretton (Stretton is one of the most prestigious suburbs in the south). A lot of Asians like new and "rich" looking houses. Calamvale is a good place to go to look rich without really being rich.

    Runcorn - old houses, area is maybe twice as old as Calamvale, but a tiny bit closer to city and transport. Used to be considered a bit of a working class suburb and still is, hence lower price growth.

    I have a house in both suburbs so no bias here:)
