    It's pretty obvious over there - I have even spotted a few replated beemers on that side of the tracks.

    Theyre from west karrinyup, or as the locals in alds street say, karrinope. Where instead of taking 5 mins to thr cbd it takes 6. Peasants.

    I usually buy the expensive side, the better pocket one in the more expensive suburbs. Like Coburg divides by Bell Street, east Coburg is more leafy and trendy and costs 50k to 100k more. Or Glen Waverley and Balwyn North divide by the school zone, the one in the zone costs significantly more $.

    However, for less expensive suburbs, like Maidstone, people prefer to stay south of Ballarat Road, closer to High Point. But there is no significant price different between them.

    Does anyone know what is involved in having the boundaries for a particular suburb changed? I have been told you need 80% of affected residents on board....

    Highbury SA. There are 3 maybe 4 different parts to Highbury.

    Newest Estate (Wicks) - bottom corner of Highbury below Lower North East (LNE) Road
    Newish Area - below LNE Rd
    Highbury - below LNE Rd, closest to city, behind Dernancourt Shops
    Highbury - above LNE Rd, closest to Highbury Hotel. A neighbour

    These would be in order of value / average sale price.
    I already live in 'Highbury - below LNE Rd, closest to city, behind Dernancourt Shops' so I'm likely biased but think this is best area for investment.

    I manage a couple up there, in Historic Drive and Park Valley Drive, really nice houses. Whole street / section looks like nice houses and well kept streets & front gardens.

    @D.T. yeah it's really nice in there. Would suggest high number of OO in that section, be a few more renters in my section and across LNE side.
    Both my tenants are great, families with decent income. Both very long term renters.
    Seeing more and more development around Highbury, be great to see it transition over the years.
    Be nice if the owners at the other end of Lindsay street would sell up, be great to put 2-3 on that block - would end up with a row of 7-8 nice houses.

    Artarmon in Sydney is another suburb like this - actually has three distinct parts to it.

    South of the motorway is the industrial area - large employment base, not sure there's actually any housing there, despite many attempts by developers to get the area rezoned so they can start throwing up high rises.

    Then north of the motorway, you get the train line as the great divide.

    West of the train line are all the older high rises and the many smaller walk-up apartment blocks, plus quite a few blocks of town houses. There are a few houses remaining - but most of them have apartments or townhouses next door or nearby, which I think does suppress prices somewhat. There are some nice houses in the pocket along Broughton Rd / Kitchener Rd - but with the small light-industrial area on the southern side of Broughton and the proximity to the highway - it can be fairly noisy from traffic.

    East of the train line, once you get beyond the older walkup apartment blocks along Elizabeth St and down to the train line - it's all older houses (1920s for the most part) with strict rules on development, so you can't just buy and knock down and even extensions or 2nd stories need to be "sympathetic". Houses in this area are selling for $2m - $4m+ now. Not unusual for people to spend $750K+ on renovating their house.

    For the most part I think people think of the three parts of Artarmon as simply being houses vs apartments vs industrial

    Also recently the top end of Salisbury hts to Greenwith. Its an interesting phenomenon, i have a property in Salisbury hts and another in Salisbury east. The two suburbs are split by a creek and a historically median differance between 80k to 100k. This dissparity in neighbouring suburbs is very prominent in Adelaides north.
