    Looking at 2/3 bedder townhouses/villa just for myself. Owner occupied but looking to make it investment in few years. Looking things closer to train stations as I’m not good at driving and also for safety from crimes.
    Below are the suburbs I’m looking into as my budget ~625k.
    Please suggest which suburbs would be better and if you could please add why/your thoughts.

    — Are villas/twnhouses with bigger land has more value? I mean anyways can’t build anything on the land.

    I’m wary about buying from auction as first home buy and I’m not much confident to take such risk.

    preference should always be higher land percentage/ location. I voted Wenty just because I’m more familiar with it over the others and it’s proximity to Parra.

    also not sure of the current market pricing for villas in that area either? Is this still an option and what has your own research and preference been? Along with the answers to your own questions (while we wait)

    First home buyer. For living myself but few years after rentvest.
    According to my budget ~630k I’ve came up with those.

    I'd choose Wenty or Toongabbie

    Close to Westmead and Parramatta and not too far from Blacktown/Castle Hill either.

    These suburbs are very popular though/.
