Suburb analysis - recent property sale tools ?

    Hi guys

    Bit of a newbie here, have a couple investment property's but no expert at all.

    Any tips on software or websites to use to analysis recent sale data. Id like to be able to analyze recent sales of comparable property in a certain suburb in attempt to gain a estimate market value on new listings etc. I've heard comparing recent sales of similar listing in the suburb is one good way to estimate this.

    Once again apologies if this all sounds super rookie!

    Rp data has recent sales reports. A mortgage broker or agent will usually do a search for you.

    its not rookie and you are already taking action with a couple investment properties so you are ahead of many others. RP Data and Pricefinder are the two tools the majority of investors use to review sales data and make market value estimates. You said you heard that comparing recent sales is good...You are totally right. Recent comparable sales are the best quality data we have to make informed choices about what to buy and at what price.

    If you have narrowed it down to a certain suburb, go to re.com and got do a suburb search of sold then go to the map function. I find this crucial, as prices can vary within the suburb greatly (eg under powerline etc which may not be obvious from a list ) so it gives a visual presentation of what sold when for how much.
