    Hi All,

B&P report on a property we're keen on raised a concern around subsidence.

The vendor/agent is not forthcoming with engineering reports which they claim to have so I will be getting my own.

In the meantime I want to raise this question to you all to gauge if I am being neurotic or not.. on older buildings (this on was built 1960s) how often do you come across possible subsidence issues and are the details of what I am showing representative of a minor example or something more extreme.

    Many thanks

I don't think you're being neurotic.. underpinning is pretty significant. Putting aside the structural issues, I can imagine it would scare off most buyers, so you'd need to think about resale if you're not knocking it down.

The challenge for your engineer is to identify (retrospectively) the cause of the movement and if it has ceased. Patch repair can hide many issues.. Good luck ;)

    That seems like a pretty in-depth B&P!
Would you mind sending me a PM of who you used?
