Subdivision side by side vs battle axe

    I got an approved town plan for a battle axe subdivision at a cul de sac. I think a subdivision of two houses side-by-side will give products with higher values. What do you think if the land is subdivided as in the photo below? Is it hard to submit an approved town plan's changes?

    What's the lot being subdivided? The photo is confusing.

    The lot with the 8m frontage can't be accessed in a forward direction without going over the middle of the road and turning 270° - regardless of the property being at the end of a cul-de-sac, it becomes a safety issue.

    1. it will be a new planning application, not an amendment - difference between what was approved and what you now want to do (thinking about) are too great for an amendment
    2. the space between the two "buildings" won't work. Either need to be ON the boundary or 1m OFF the boundary (Rescode and Building regs).
    3.You will need bespoke design, not "off-the shelf" for the houses, and house design may need to accompany the planning application (depends on a few things),
    4. The proposed lots will need to be able to contain a 10m x 15m rectangle, of be accompanied by house/development plans
    5. Council planners may be spooked by the "narrow" frontages
    Find a good Town Planner to help and advise and a good Architect to help with the design if it looks positive

    I use google map to sketch the plan. Lighter lines are boundary.

    The downfall is the width. Would need a house either built on the boundary with full height fire proof wall, or a 7m wide house ... can get something "off the shelf" spec home but is limited and would have to be single garage (might get second car space in front) ... do a search of "narrow block houses 7m" ... ie
