    Hi All,

    How do you get fairly accurate figures for the service requirements of a subdivision (Water, Sewer, Gas, Power, NBN)

    Would I need to contact each service provider to see what is required then get a quote for the service to be put in or do you need to put an application in with council and they send off to the providers?

    Property is in VIC if this makes any difference.

    Find a Town Planner to have a chat to, they will be able to give you estimates.

    Well how long is a piece of string?

    First you need engineers to design where all the services are coming from. Then you need to get a quote for the civil works. On average (in qld) extending a sewer main costs around $1000 a meter and that's provided you have easy access to it.

    Services have cost me anywhere from $15K to $45K for a subdivision.

    You do it all yourself. The Council will not help in that regard
    In the subdivision process the Council will refer the application to servicing authorities for comment/requirements...but not for quotes/costs - that's up to you

    Where abouts in vic? How big is the subdivision? Is it a land only subdivision, or are you building as well?

    If its a land only subdivision and you are in a rural/regional area, then a land surveying/civil engineering/planning firm will give you a good indication of the costs and procedure. Its pretty difficult to get through to the correct department at the service authorities, and when you do, they will give you general advice about what is required, not the costs. Thats where your consultants can help.

    Process:
    1. Engage surveyor/planner/engineer, prelim assessment of site and expected costs
    2. Do survey of property to get title re-establishment and feature and level info
    3. Design sub boundaries, apply for permit
    4. Design services connections
    5. Perform works
    6. Get compliance from all authorities
    7. Conveyancer lodges at titles office, get new titles

    (Edit: above process assumes simple land only sub)
