Subdivision - minimum lot size & dwelling types

    Hi All,

    I am new here and new to property investing and potential development.

    I have a question about lot size. Is minimum lot size pre or post division.

    In the following scenario:
    Lot size 15.3w x 68d = Approx 1,030 Sqm
    Zone is R3
    Minimum lot size for LGA (Eurobodalla) is 550Sqm.

    Would I be able to build a duplex and subdivide with separate titles?

    Also, would there be potential for manor houses to be built here?

    Any guidance or mentoring regarding CDC or DA would be greatly appreciated.

    Min lot is after. Refer to the LEP for your property usually under section 4 for any LEP specific rules around R3 or other lot requirements. Refer to medium density housing diversity code for CDC. There is a chapter on what manor houses need but having a corner site usually helps.
