Subdivision in Brisbane - Help Needed!

    Hello,

    We have several investment properties in Brisbane for almost 10 years, but we have no experience in renovation, development or any value adding project.

    Currently we are thinking about buying a land in Brisbane and subdivide it into 2, and are wondering if anyone can recommend a reputable company that provides good service and doesn't charge too much, for:
    - Town planning
    - Surveyor
    - Engineer
    Any personal experience with them will be even better.

    Also, could anyone provide rough estimation about how much it will be to connect each service for the new lot (in inner Brisbane), including:
    - Water
    - Sewer
    - Stormwater
    - Electricity
    - Phone
    - And rough cost to demolish and remove a single story, medium size house.

    If you have done a similar project in the past, any suggestion will be much appreciated.

    The property is at Camp Hill, QLD.
    We plan to demolish the existing house, subdivide it and sell both lands as our first value adding project.

    House Demolition Cost:
    I have had 3 quotes for demolishing the house. 100m2 timber house with absetos. remove shed, concrete slabs footings driveway, trim and tidy site ready for build.
    The quote ranged from $15,000 -$23,000 plus GST
    plus
    $700 each to cap off sewer,
    $800 demolish approval,
    $500 disconnect electricity

    The land is 810m2 with 20m frontage.
    It's already 2 lots, just need to realign the boundary

    Hi Mate

    I use Tam Dang Planning and Simpson Rayner Surveyors. Would recommend both. Though I understand that Simpson Rayner also do town planning so if you wanted to keep it simple it might be worth using them for both.

    Also, I have a law firm, Property Law Partners and would be more than happy to provide a very reasonable price for your legal needs!

    Best of luck with it. I am sure you will go fine, Camp Hill is a highly sought after suburb.

    Just thinking out aloud, wouldn't it be best to realign the boundary and sell off the subdivided land?
    You shouldn't be incurring the 28k infra fee as the land is already on 2 lot.
    You may also opt to start marketing/sell the land, while the old house is still there. Once the buyer pays you, then start demolishing the house.

    1000 sqm. Geez 600 sqm is nothing in Brisbane! In Melbourne I can subdivide that into 3!
