Subdivision in a high density residential zone

    I have got a friend whose house is in a high density residential zone in Hills District in Sydney.
    According to LEP2012, he can do lots of things with his R4 zoned land:

    He is thinking of subdividing and build (keep the original house and build a new one).

    I think it is a waste for an R4 zoned land to just subdivide.
    He probably should go for a block of units or townhouses.
    Any advice?

    It all depends on area of the land and its frontage and few other considerations to say if apartments are feasible or not.
    You can get him to email me with some info on site and I can confirm if apartment building is feasible or not.

    I am sure that for R4 a knockdown and construction of a Residential Flat Building would be the go under normal circumstances .
    I think many Sydney LGAs have that matrix.
