    Hi Everyone.

    I own a small brick home on approx 1200m2 within lake macquarie council area, more specifically in the suburb of Dora Creek.

    I am planning to subdivide the block, reassess the market and if worthwhile build a home on the rear block and retain both as IP's.

    I intend to finance the project with the equity of the original dwelling as it is mortgage free.

    I would like to know if anyone would like me to detail the process as a case study, both for advice for others and ongoing advice from others to me?

    Please comment if you and interested in following, if there is interest i am happy to document the whole process on PC.

    Yes absolutely - I think it would be good to know the following:

    1. How easy is the council to deal with?
    2. What are the s94 fees, bonds, etc?
    3. What are their stormwater requirements (e.g. do they allow pump out, natural fall only, etc)?
    4. What are their turnaround times for assessment/approvals of applications?

    I could list my details about a 762m2 block subdivided into 435m2 and 327m2 in the Maitland City Council area.

    Wow.. So..
    Where does 8 months go?!?

    I'll tell you where, A marriage, a pregnancy, finishing a full renovation on PPOR, Buying a spec stock and spending a lot of time reading "hot copper"

    But i have finally caught up, and i have pulled the trigger on the sub division.

    Project Details
    Corner Block in Dora creek NSW
    Lot size 1127m2
    No outstanding Finance on property.

    Where I am at-
    Originally got a coast estimate from a surveyor in Morisett in May 2016 and have only just last week come back to this project. In the mean time i have saved some cash, and should be able to finance the subdivision, while keeping the subject property debt free.

    The surveyors estimate came to approx 50K for a signed off subdivision.
    (This did not allow for Project management during any construction work required e.g. stormwaters and sewer)

    Allowances for external works (Not surveyors office)
    -10k sewer and storm water
    -10k contingency
    -17k section 97
    - 3k Certs and paperwork within council and hunter water

    Allowances for internal work (Surveyor i have engaged)
    - 10-12K
    This includes all design work, surveys, lodging of the DA etc

    The Surveys and prelim work for the development app have taken place and i have today formally engaged the Surveyors to prepare and lodge the Development application.

    DA for Subdivision Lodged with LMCC Monday 19th Feb 2018

    Cost for lodging $448.00

    I'm currently finishing a Reno in Sydney and thinking about moving to LM. I'd be looking at PI/ development as my main business.
    I'm a builder so I'd possibly be looking at doing a subdivision to start out with.
    I'm keen to learn as much as I can about the ins and outs of anything in the area.

    Nice milo. I’m also in Sydney and a non practicing builder!
    I’m just trying to sort out my ppor situation, whilst keeping an eye out for my next venture. Would Love to find a nice townhouse site in the Newcastle area!
    Developer contribution fees in lmcc suck!

    20/3/17
    Subdivision approved.

    Costs So Far-

    Cost for lodging $448.00

    Progress claim from Surveyors $2805
    (Lodging, relevant statements apps to Hunter water, land subsidence etc.)

    Hunter Water (again) - $497

    Contribution Fees LMCC :mad: - $15701,66 (not yet needed to be paid - FYI only at this point)
