Subdivision BCC with Frontage less 10m

    I'm looking at a property within Brisbane City Council.

    The site is 856sqm, with a frontage of 18.3m.
    Zoning: Low Density Residential
    The site is no within 300m of a centre zone, thus allowing for small lots.

    Brisbane City Council's require the minimum frontage to be 10m, with a minimum lot size of 400sqm.

    Is it possible to still obtain approval to subdivide the site, given each lot will be 428sqm and a frontage of 9.15 per lot (0.85m less than 10m requirement)?

    Probably, but it would be a somewhat risky application.
