Subdiving costs, Brisbane city council

    Hi,

    We are currently looking to buy a 4000m2 property in Brisbane city council which is zoned as "emerging communities". The plan is to subdivide it into 8 blocks of 400m2 each and sell.

    Just wondering has anyone here done similar sort of thing and give some advise as to what DD should we do before buying it and what are the approx. Costs involved in subdividing.

    Our rough investigation suggests that there is approx. $50k cost per lot including everying. Is it close enough?

    There is currently a house on the property including a pool.

    Any help will be greatly appreciated.
