    Hello,
    I have four properties in Redfern NSW all under one title. I would like to separate them so that all properties have their own individual title.
    I would be grateful if you could suggest the best way to go about it

    Do you have 4 seperate lots on the one title? You may be able seperate each lot with its own title by simply applying to the titles office (a lawyer/conveyancer can make the application on your behalf).

    If its one lot on one title but with 4 dwellings, then talk to a land surveyor who can manage the subdivision process for you.

    Call your local land surveyor, and read what i wrote in the post above, they will advise from there.

    The land surveyor will be able to recommend a lawyer/conveyancer who knows about seperating the title (if able to), as its not a well known process.

    G'day @Brian Gallego,

    just a few questions
    is you title Old System or Torrens
    is it an Auto-Consul title
    what type of buildings are built upon the site

    it could be anything from an application with LRS to separate and issue individual titles (no survey required)

    or it could be a DA (development application) and Subdivision.

    we are flat out at the moment, but if you PM me the Lot and DP number (or address), I can have a quick look online and maybe offer you a direction.

    looks to be 4 semi-attached terraces on 1 title as you stated.
    I haven't ordered the property title but I assume it is Torrens title. however it doesn't matter either way as it will be a DA to subdivide.

    you may want to meet with council (pre DA) to discuss any possible conditions they may impose. or maybe even talk with a Town Planner (who can prepare a DA on your behalf)

    i cant think of any issues but its worth discussing first to pre-empt any council conditions.

    if it meets the minimum regulations and you wish to proceed you will need a full survey of the site including services and buildings.
    easements will possibly need to be created over party walls and any services crossing other lots.

    your surveyor can prepare a 'proposed plan of subdivision' for the development application. a final subdivision plan can usually be started early (field work) and once all other conditions have been met, submitted to council for signatures.
    your surveyor can lodge and project manage this or you can do it yourself.

    Two basic ways at least

    1. Strata allotments. The existing 4 dwellings may already be considered strata (unreg). Common where there is a common shared structure and space. Each element of new title would be a strata allotment portion. Based on the registered strata plan and determined allotment calcs.
    2. Subdivision to separate title...Little issues like easements for services to other t/houses, access, even a letterbox and the like can affect that.

    A town planner may be able to advise on the pathways and choices. Especially one local to that local govt area as they often know people and expectations.
