Subdividing and building 2/3 bedroom unit or townhouse in the rear

    Hi guys, new here!

    Looking to subdivide my land, keeping the house but adding a 2 or 3 bedroom unit/townhouse in the rear. Lot is located in Stalbans, Victoria.

    I've done some research via google but a still unsure of the costs and processes involved. I've only so far gotten an architect to draw up a prelim feasi sketch.

    Any help would be greatly appreciated on helping me get this going!

    it's a fairly straight forward process. Architect or Drafter? either way they should be able to advise of the process, unless they have never done one before

    An architect. From my research I gathered that it would be fairly straight forward but being my first project, I’m just trying to eliminate as much risk as possible!
    I’ll have a talk to my architect and see

    Hi Tony, welcome. What kind of surveying do you do?

    Steps involved:

    1. Get design done and apply for planning permit for the development. You will need to engage a designer for the design, land surveyor (cadastral) for the survey, and any other required consultants dependent on the site. Costs vary depending on site and consultants, but factor about 20k+.

    2. Once design is endorsed by council, you can either build the new unit then subdivide, or subdivide then build. Generally the first option is chosen, unless subdivision first is required to finance the build.

    3. Working drawings and consultant reports prepared to get building permit.

    4. Builder engaged and construction commenced. For ballpark costs on construction see Construction Cost | Building Cost | Cost of Construction | BMT and other threads here on pc, use the search function

    5. Sell or rent unit. Note, before doing anything a feasibility should be done to see if it os worth doing the project. You should also speak to an accountant for tax minimisation strategies, make sure you do this before you do anything else.

    Hi there, I'm a land surveyor. Only just started at the start of the year!

    Thanks so much for the detailed reply. What is the reason why someone would subdivide first and then build?

    Will definitely be hammering the search function now to gather more information.

    Ok.
    I get it i am doing a similar developmental, 3bv town house and confused with the process .ex use the ignorsnce
    1. Once an architect draws the plans to what i want .How do i then find a builder to fit my budget appropriately $280000 to $320000
    to construct this property ie plans may not fit construction cost
    2. Should i seek out built town house approx 20 sqs get a builder to quote me ,then approach a designer to design something similar .T
    That way i know what the finish product is going to look like and it is within budget
    Similar to what volume builders ie metricon sell
