SA Subdividable properties in good school zones in Adelaide

    I’m looking to buy a house in a good school zone that’s big enough to subdivide. Ideally in inner south or inner south/east but open to suggestions.

    My budget is $1.3M

    If you come across a listing that fits my criteria please keep me in mind :)

    My dream (but non essential):
    NON North facing frontage
    16m+ frontage
    Not too close to the main roads or train/tram lines
    Reasonably close to public transport

    Your Millswood block is on what I would call a main road and near the railway line so it's going against what you were hunting for in your opening post. Everyone is wanting the same thing at present so whatever you find that fits your criteria at present will be stretching your budget so you might need relax on a few of your criteria which it looks like you're starting to do anyway.

    Now days you’d have to think between 600-700k depending on the house.

    Would also depend on the street, proximity to the railway and the cemetery!

    Cemetery!! That's Dutton Park!!

    Mine backs onto footy field!! Free light at night, AND a sherrin in the morning is possible. !!

    My place is just below the chin, backing onto Sam Johnson oval.

    Dudley Park cemetery is MILES away....it's all relative.

    Mine is a fraction under 16M but the council have already said it is subdivideable (next door has a couple of community title ? Or something similar anyway).

    Given it is subdividable, still that ballpark? ie. 600 - 700 House not reno'd.

    ..... and the morning sherrin. That must be worth something

    Id be surprised if it was less than 600. Depending on the street you maybe able to community title multiple townhouses.
    Rundown houses are selling for 600k plus in Kilburn, Blair Athol and Enfield. You’re closer to town, more premium parts of 5008 and near prospect. So, again, unless you’re near the cemetery or near the train tracks, hard to see it go for less than 600k.
    The sherrin should add some value. But only if you’re a Crows supporter
