Sub-division in Wallan

    Hi All,

    I am new to this forum. But I searched and read quite a few threads on the topic of sub divisions in general.

    I am planning to buy a property in Wallan to sub divide in the near future. I have a very basic understanding of this process. It may cost around $20k for each block if I want to sub divide a 1000 sqm block in to 4 blocks.

    Could you guys please help me understand entire process? Preferrably I am keen to hear from anyone who recently done sub division in Wallan under Michell Shire council.

    Planning to buy one near train station.

    I actually do know where Wallan is as I know people who live on acreage there.

    But I don’t know a lot about the place.

    Is there a big demand for 250sqm blocks 50kms from Melbourne CBD?

    Isn’t that train station serviced by Country Rail? That is, it isn’t part of Metro Rail.

    Property investment is a risky activity; subdivision is towards the riskier end of the spectrum. It is not for the faint hearted nor the inexperienced.

    BTW, the people we know at Wallan are looking at selling as they find it too far out, too isolated, too distant from family/friends, etc.

    Not advice but do your DD very thoroughly.

    I would have thought Doreen would have been a better option for them.

    Last time I looked, lots of properties for sale in Doreen :eek:.

    There are some block of units on the same street that I am planning to buy.

    anyone has experience on sub-division in that area?

    I have no idea, only reason that popped into my mind was that a few years ago I was there for work and the owner of the house we working at said that they had moved out from Epping as it was affordable.

    Yes, V/Line, one hour to Southern Cross, about five trains in the morning peak. Plus is that it's in zone 1/2 so you only pay $8.60 return (even less on a season)
