Sub development opportunities in Cranbourne North

    Been recently looking into fairly priced land in Cranbourne North for sub development. Found a decent sized block in a prime spot for around $780,000. My question is why being only around 7km drive from both Dandenong and Berwick is Cranbourne north so much cheaper? Especially when this block is in such a prime location and almost double the size. It honestly has it all, day care, primary school, highschool and train station all within the same estate all walking distance and easy access to both south Gippsland freeway and western port hwy we’re is im stuggling to find anything that comes close elsewhere.

    Sorry no idea for that part of the world, although friend had property there many years ago and seemed to do quite well (good rental return etc).

    Check the zone and provisions, as well as the title. Look for a "one house" restriction/covenant on title. Look for density/excessive open space requirements in the zoning provisions. There's usually a reason why "good" properties aren't snapped up

    Council will have a development plan for the area and maybe those areas arent proposed to receive any release for sometime eg 3 years or maybe 10+. This involves council through developers investing in civil construction like roads, power and water and sewer and more. You want to access this information. Councils town planning team would be a ideal place to start.
