Any opinion on this? Building inspector thinks sliding movement but no other signs of sliding. Same gap on 2-3 other places under the eaves.
It's usually from outwards rotation in the brick veneer from settlement in the slab footing. The brick veneer is pushing the timber trim out. Were there any other signs of movement? Cracks in the wall linings above the door/windows?
Thanks for the help. Building inspector mentions that there might be some concealed by the render. I haven't had a chat with him yet in details but is it something serious?
Fresh painting and new render rings alarm bells for me when looking at a house.. The builder should be able to tell how much possible movement has been concealed. Judging by the movement in the timber trim (10mm?) I'd say the movement is significant and they've most likely recently patched up a lot of other movement?
Render is 5 years old. It was done as part of renovation which doesn't seem good quality either. An eave was also found to be replaced with owner claiming no knowledge. Signs of past termite activity on couple of retaining walls. Just checked pictures and there are couple of visible hair line cracks on external walls but on the other side of the house where timber trims seem intact.
