So Sydney houses officially @ 10% year on your growth on houses units bring it down a little bit into the 7s.
Considering the affordability constraints and everything that’s been discussed Sydney had the highest growth last month. It’s actually matching Brisbane but Starting of a much much higher base which is absolutely incredible go Sydney 72EB12C8-A3D1-425A-8F6E-94A8756DEDA4.png

I'm not sure using RP data valuations as a benchmark is entirely appropriate. 3.3m for the 700sm property seems like a pretty decent result. Do you think it would have went for more a few weeks ago?

The school catchment areas seem very screwy. People would much rather send their kids to Carlingford High than Muirfield but the image i've attached shows Carlingford High's catchment (based on info on Domain). Screenshot_20210710-060734_Samsung Internet.jpg
So, parents buying this house in WPH might have to apply for an out of area enrolment (which might not be accepted) or send their kids to an independent school.

Would be better if the Carlingford High catchment covers homes a bit more west imo, but I don't make the rules. Crazy some students in Marsfield are in the catchment for Carlingford High, but very little of Carlingford is.
