    haha oh yeah flooring is good! have you worked out whats happening inside? you could just lay fibro and then laminiate or even vinyl, some dont look that bad. or the fake timber look stuff

    such a shame you can sand and polish the kitchen! was that the original plan?

    Nice work to open up the living area and adding the new bedroom for valuation!

    Out of curiosity , do you need the council approval to do so ?

    Good luck with the project! Sounds like a good plan, just do a basic reno first to make it livable, then rebuild down the track. So many new builds going up in Strathfield south, enfield, burwood/Strathfield area, within 10 houses of me there's about 5 new builds going up....

    Sister decided she is going bamboo flooring instead due to that concrete piece :(

    Bamboo will be installed using the click-style method with underlay. Skirting boards will go in AFTER the floor is installed so she doesn't see any dodgy floor cuts.

    Renovations finally complete.... about $40k later.

    Works done:

    1. Removed existing kitchen
    2. Removed existing tiling (it was tiles over tiles).
    3. Smoothed out existing floor where possible
    4. Put up new 2 new walls to create a 3rd bedroom
    5. Remove existing window / back door and put a sliding glass door instead
    6. Put in new kitchen
    7. Removed built in wardrobe from existing back bedroom
    8. Put a new wall where the wardrobe was, this created a mini hallway for a laundry space and created internal access for the outdoor bathroom.
    9. Gutted existing OUTDOOR bathroom (which also had a washing machine in it)
    10. Renovated existing outdoor bathroom and changed it to internal access.
    11. Laid down new bamboo flooring
    12. Put new skirting boards on the floor
    13. While we were at it, use the same skirting boards on the floor to as architraves for doors and windows.
    14. Painted walls a gray colour with while trims (painter did a pretty crappy job (eg cutting the cornices and painting doors and trims), but for $600 for an entire house, it gets 8/10 rating from me. haha).
    15. LED downlights throughout the house.
    16. Fixed up dodgy plumbing and waterproofed existing front bathroom.

    The updated floor plans.

    Personally i think they would have been better enclosing the deck and leaving the built in robe for the bedroom, but it was slightly cheaper this way.

    I had a similar surprise bathroom renovation, something a building report didn't pick up. Good times, just like the TV shows ;)

    Looks good, I realise it's their PPoR, would be interesting to know how much a valuation would be at the moment.

    Did they have building insurance during the reno?

    @Dirk90 Building insurance? If you are referring to the standard building insurance the banks make you get as part of their criteria to approve the loan, then yes.

    Is there some other type of building insurance that you are perhaps referring to?

    @Azazel Equity to buy more property. Probably brisbane where the PC herd is heading. LOL. That's up to them.They aren't fair too badly, they have 1 IP each (both units - inner west and parra region) and now this house.

    Update. Sister did a valuation for an equity extract.
    The original valuation from CBRE came in at $1.025, even though purchase price was $1.1m.
    The new valuation after 7 months came back at $1.2m from CBRE.
    Another valuer gave it $1.25m.

    In my opinion, there wasn't much movement in prices in the 2nd half of 2015, so this didn't fair too badly.

    wow, that game up great neK - well done! Do you have any photo's of the new bathroom?

    The colour combo (white trim, grey walls, kitchen etc) is something I'm working towards with my PPOR so it's really good to see how well it came out.
