    Pay down all debt, take a sabbatical, wait patiently for a major crisis then go in hard and fast for round 2.

    focus on career - enroll in some part time study to accelerate it. Should set me up with considerably better cash-flow to capitalize on the downturn.

    Also getting serious about budgeting and personal cost cutting. Since moving to Melb I've been enjoying this city too much.

    Valuation done on my sydney property today, suck out hopefully another 100k making a nice cash reserve then get my broker to lock in an IO Loan with anyone who can give me the best deal ;)
    Building begins in the new year for wyndham vale Melbourne :D
    Wanting to buy another in Melbourne but serviceability could be an issue.

    Sell down some properties, obtain DA, opportunistically build share portfolio, patiently wait.
