Strata to torrens title.

    Hi all i am ne here and looking for any advice or direction for fellow wise one. Living in a strata block of 5 townhouses very little common area and no lifts, pools etc.
    All owners are keen if possible to change from strata to torrents tittle. Who do i first approach about this? Thanks all.

    Strata is a sub-category of Torrens title.

    Townhouses probably won't meet the requirement for separate titles as they will not meet the minimum land size for separate lots.

    probably the most likely reason they were strata in the first place and not subdivided in torrens title.

    if you could achieve minimum allowable lot size you will need to provide separate services (water, gas, electricity, sewer etc etc.) that don't cross another lot or alternatively trace all the services and create easements over them all.

    termination of strata scheme
    consolidation of lots
    subdivision into individual lots
    rights of carriageway ?
    easements for support (party walls) ?
    easements for services ?

    the duty planner at council would be your first point of call to see if you could meet minimum lot size.
    if so, next call is a Surveyor.
