WA Strata Reform - 10 Year Maintenance Plan example wanted

    I was wondering if anyone could send me a copy of their 10 year maintenance plan? Or a template? I'm looking to get one done up but want to do it ourselves rather than going through a builder.
    I don't see this as a particularly difficult task but they are making it harder than is necessary and providing little information on it.

    While I'm here, has anyone been to any seminars or anything on this? I feel like the training for strata owners is quite lacking.

    Why not just go to the legislation to check what's required?

    Strata Titles (General) Regulations 2019 - Reg 77 I believe.

    Who is making it harder than necessary? It always seems so easy from the outside until you go to do it yourself....

    I would use a quantity surveyor in the first instance just to avoid arguments ....

    All these external consultants cost a bucket load of money, and as our strata fees are already high enough I don't think the rest of the owners would be pleased to have yet another burden added. I have to add, this is a commercial property, so things tend to be more expensive than usual. As a strata we're pretty tame and don't tend to get into arguments, so I think we can handle it ourselves. I was just wanting to know if anyone has gone down this route before, and if they could share their experience.

    A basic plan is $500 - I agree that it is entirely possible to do it yourself and maintain in excel. But if you don't know what you are aiming for - spend the 500 as education.

    No, resi guys cut more corners WRT WHS, training, SWMS etc. Compliance is a cost.

    We saved bucket loads on ours

    Cut out the useless strata manager and used this mob;

    ourbodycorp.com.au

    Online portal very easy to self manage

    Fees have dropped from $900 A qtr to $500 A qtr and we bave used ths savings to increase our sinking fund contributions

    Strata managers are a scam with their charge for everything fee structures and skim off the top insurance commissions
