VIC Strata/ owners corporation - 3 townhouses

    Hello ,

    I live in a townhouse and there’s 2 townhouses behind me. We share a drive way and there’s some bushes to the side of it that need to but cut every now and then

    just wondering if we were to appoint a strata manager. What will their role be ? What will they take care of apart from maybe this small gardening bush. ?

    new to all this . I thought strata was only for apartments.

    Do you know how your strata scheme is set out? What is common property or not etc?

    The strata manager will ensure compliance.

    Generally they will hold all specific details, such as all owners details, organize and hold the AGM, organize insurance quotes (public liability), organize maintenance requests for common property (such as your hedges), send notices of non compliance (stuff like parking).

    It is far better is everyone gets along, though this will require one owner to do all the legwork, but it stands to save the complex $500-1500pa....

    Yes shared driveway. I understand what an OC is but what is involved ? Insurance ? What type ? What about gardening ? if we were to get an OC manager , how much will they charge on top of all these other costs ?

    You can call some managers and ask for quotes. We pay $1795 pa for a block of 6 as a guide.


    Basically just making sure common property insurance is taken out and up to date. We use GIO and CHU.

    If there is gardening, then the OC could raise funds to hire a gardener.
