Strata Managment Issuess

    Where do I stand to enforce my Strata Manager repair some common Area Maintenance Issues. I have helped them obtain quotes but I cant seem to get the manager to contact the other owners in the complex or even respond to my emails about the issue. I also feel that there is a conflict of interest in regards to t he Strata Manager is also the Property manager for half of the units in the complex. Any advice would be greatly appreciated.

    The repairs should be approved bus the executive committee

    So what if the request hasnt been put to the committee? I do believe that there is no owners in committee as such as no one attends the meetings.

    How can any levies be struck If you can't get a quorum for an AGM? Sounds like there are some major issues with a dysfunctional OC.

    I would suggest you join the strata / executive committee - that's the starting point.

    I hear you. The strata manager is also the property manager for 4 of the 7 unit. Would you have any advice where I may start to make this more functional? FYI, I live in seperate states to where the Property is.

    I don't think the strata manager also being the property manager is relevant, although there may be times when there will be a conflict of interest He still has to do his job within the legislation. What state is the property in and when is the next AGM?
