    unfortunately not, but I like a challenge.
    Isn't the yields better with commercial?

    I feel that with my budget it only leaves me with options of investing in resi interstates with scarcity of tenants.
    Being 21, I'd want something with little expense and decent rental income.
    What would you recommend?

    Well done on starting so young.

    I can relate with wanting little expenses and decent rental return as we started in our early 20s, and given our income levels at the time, we didn't want properties impacting our life style.

    Look at other major cities than Sydney :)

    Brisbane has much better rental returns
    Melbourne tends to have lower rental yeild

    Start with reading threads relating to other markets in Australia

    Being 21, you are best placed to handle negative cashflow. You have decades of capital gains and rising income. You think 35 year olds with kids and a ppor mortgage have any spare money?
