    Thanks vm for that.

    I was going to ask 'If you can afford 80% but at 90% would be able to borrow extra to sit in an offset to use for the interest payments, is that worthwhile?', but after I finished typing I thought maybe that's too specific a question and really depends on individual circumstances.

    Mainly an equity release play to get me ready for an IP. An overshoot would be ideal ;) Although a lower interest rate wouldn't hurt. A desktop val might be best at this stage and then if it is low I can revisit after the small kitchen reno.

    Gotta get the deposit and finance sorted before taking the next step towards an IP.

    Hi Monalisa,

    I had to ask Michael the other day who were the twins lol bad memory when it comes to names.
    First congrats what you and your sister have achieved .

    I would say high 300's is pricey.
