    When was the last time you went through? They have been doing some works along Queen St for the last few months, so it's slowly happening.

    I work on the other side of the train tracks.

    I can only comment on what it costs me and this project - I would imagine the $40k is a rough estimate and he is quoting a slightly higher figure for safety but you would need to check with him.

    Also depends on whether or not you need specific reports such as geotech, arborist, etc.

    Add DA + CC cost + other professionals(if required) and you may be closer to that figure.

    is Affordable Housing Sepp same as NRAS? if so, do you need a NRAS license as Euro73 says?

    Just wondering what the block dimensions are and the dimensions of each TH (I can't open the plans large enough to read this).

    @Tonibell The block is 1090sqm and the size of each townhouse is 90sqm.

    Just an update - settled in October, demo in December and DA has been just been submitted.

    To get this site within 24 hours, did you have alerts set up for when certain properties become available? Or were you known to realestate agents in your chosen areas? Or other?

    Re the demo - we had to do this to bring in some back fill. The easiest and cheapest way was to demolish first.

    Re the alerts - Im not that technologically advanced. I just login in each night and chuck in specific keywords (there are about a dozen or so keywords I use). I use words like B4, B2, R4, R3, development, etc.

    We sold this to purchase another site in Waverley which is a warehouse and we are building 4 houses on it. I will post this in a seperate thread when I get the chance.
