SQM rate for basement parking

    Hi All

    What's a conservative cost estimate for basement carparking for a development.
    So far I have got figures of $1000/sqm to $2000/sqm. assuming about 700sqm of parking.
    What are peoples thoughts?

    Construction cost is dependent on the State but in Sydney (where construction is expensive) you are looking at least $3k per sqm and more if you include lifts, etc.

    $1k does seem extremely cheap even for Perth.

    Also ask if people are including GST in their quotes as this tends to sting a lot of people.

    It depends on a lot of factors but as a general rule, I'd say around $2000-2,500/m2.

    Coastal - limestone, cap rock?
    Near river - water table, clay (drainage?)
    Water table in general - dewatering required? (an extreme example is Finbar's Civic Heart in South Perth)

    Hi Travis.

    Sandy soil, not using transfer slab, setback from boundary, using dincell or similar etc about $1200+ GST per sqm.

    Introduce a transfer slab, sheet piling / grout injection / BA20s, cavity fill brickwork etc and it gets north of $2000/sqm pretty quick.

    thanks Aaron for the input.

    I did manage to find a copy of Rawlinsons 2018 as well, which had a range of $1,855 to $2,000/sqm.
    Add a bit more for today's prices.

    That would likely be for cavity brick retaining off boundary with a transfer slab.....?

    Best way to avoid the transfer slab is to get your apartment modules lining up with your carbay piers.

    Slab goes from 686mm to 343/429mm in the blink of an eye.
