    Hi,

    Hope you are all doing well in these tough times.

    I have a splitter block in Corinda, Brisbane .
    809m2, 1 title, 2 lots. No subdivision required.

    I would like to get rid of the old house, sell one lot and build on the other. Will probably sell it privately.

    What would be the step by step process to do this kind of project?

    - getting rid of house
    -demo cost
    - councils approvals (if any)
    - conveyancing
    - do I need to provide services to the other lot order to sell
    - can I use the existing services going to the old property for my new house

    Any help would be appreciated.

    Im in vic, but i go to a monthly developer meetup hosted by a guy from qld (rob flux), and he is a massive splitter fan and does a heap of them in qld.

    Its a pretty straight forward process, services connections are not required for the splitting of the title (as it is outside of council and the sub process), but to sell easier they are preferred.

    Good area,there is a gentleman in this site that who's team would be able to help you with this ..RPI ..
    It maybe above 90k to split the block then the power pole supply just for a start..good luck..imho..

    Given it is already on two lots, you can generally get separate titles but lodging a Form 14 General Request with the Titles Registry. Lodgement fee is around $300.

    You generally do not need to connect services before selling, however most buyers will expect you to do it. You should ensure your contract is properly drafted in this regard.

    @RPI Is a qld based lawyer and planner i believe. He could help you with the lodgement to seperate the titles, and probably has some good advice about any traps with splitting.

    Assuming your house isn't pre-war and can be demolished without planning approval, the whole process is pretty straight forward and reasonably inexpensive as you don't need to subdivide the lots. You will just need to get building approval to demolish the house, disconnect the services, demolish the house (assuming you have a mortgage you will need the consent of your bank before you demolish the house), apply to the titles office to separate the titles, sell lots. As JDM mentioned, you technically don't have to install a 2nd sewer connection/water meter for the existing lots (there should already be 1 sewer/water connection). However, you might as well do it as it has to be done one way or another.

    Thank you for your reply. It does seem straight forward and I have started the due diligence process.
    Would you know how long this process will take?
    I would like to sell the land privately and until then, keep renting the existing house until I get the right buyer.
    Anyone have any experience with selling the house privately?

    It won't take long. It should only take a few months to demo the house and get the new services connection.
