    What do you think the end stock can sell for?

    Because if land is 1.2m, subdivision 70k, build day 1.1m at least plus interest, site works ect...

    Just the costs will be over 1.2m each to develop...so can they get 1.5m each?

    Leo we were standing next too this gentleman who bought the property and by the looks he was not a builder most builders have a white foot below the boot line and brown sun blasted legs above and if they are the last one with the hand in the air start giving high fives and thinking they just won powerball--the real estate agents stand out because they try and ego stare down everyone thinking they are important..

    I would say this will be a ppor by the look on his face -plus he never bid till it was on the market,numbers wise to split the block would go above 1-3 mill to level the site..Then depending on how high they can build ,a multi level with 70% glass from the front from that site you would see the bay area's and the city and the gateway bridge..

    So it would come back too the design footprint ,very hard to see the end product price but "if" the new title holder does go down the rebuild track ,then with that small pocket and as most prices span off that street then 1-3 too 1-5 mill would be in the ballpark finished with the front door keys in your hands per property..

    only my opinion Leo as i'm still learning .."IMHO"

    Is most of the planning info on council websites or is there a different source?

    Yes it should be. Personally, I always like to engage a town planner as well when I am seriously interested in a site.

    @RPI is great. I also engage another town planner who is great but I won't post details as I think RPI is superb and is a business member too.

    Was a SW easement a condition of the Subdivision approval for them?

    We purchased very close by, no easement required. We also sent up a drone to take photos to confirm what views we would have before purchasing. Not sure why he's trying to ascertain what views if any he may have after the purchase. You'd want to know that pre purchase to fully understand the value of the site before making an offer.

    Not too sure on what conditions were in place. I believe he bought it with the assumption that no city views could be achieved due to the level of the block. I don't know too much about it sorry, all I know is his taking his cherry picker to get the best possible build. His a very good builder and definitely knows what his doing. I have no doubt the end result will be too knotch. I think one will be ppor while the other he will sell.

    I just subdivided a block near the city and get an extra block of land now, if you are building, please posting some info, it will definitely help as I am still considering.
