QLD Splitter block Brisbane

    I can't purchase this myself as I've got 2 in the area and don't want another one but for those who are interested in splitters, this is one to investigate. I have done zero DD on the block its self but if you can get it at the right price and your TP confirms it can be split with services in the right place, this may be a good deal. Its only 4km from the CBD, a good OO suburb surrounded by many good OO surburbs with 405sqm moderns selling for 1.3m plus.

    I hope a PCer gets it. we can share tips on our splitters in the area :)

    As far as I know you can knock it down to build 1 massive home or splitter block STCA. I know the best value for the block would be subdivide.

    Remember all that talk about agents having to follow guidelines re price guide lines etc etc and many people were saying its going to make it a more 'honest' guide.

    " This property is being sold by auction or without a price and therefore a price guide can not be provided. The website may have filtered the property into a price bracket for website functionality purposes"

    Well they are not showing the inside of the house... so you can assume its a sh+tbox... I would think somewhere between 780-low 800s.

    You could have a serious issue on this one.

    The block slopes away from the street. To get a 2 into 1 sub in you are going to have to get approval for drainage to go through 213 or 211 Ferguson road unless there is already stormwater main in there (unlikely)

    Do a dial before you dig search (1100.com.au) for free first to see what is underground.

    The block falls to 26AHD from a max height of circa 32AHD.

    Building a big house is ok as you can use a wet system (where water remains in the pipe but the differential between the height at the street output and the lowest gutter is enough that it will still drain).
    BCC are brutal on the ground level drainage for subdivisions though.

    I love Seven Hills as an area. This is a busy road with some air traffic noise to boot but your cost is significantly less than just down the road. I have a client has paid circa $800k for a 405m2 block not far from here in Norman Park.

    I know for my lot not far away the services are in the right place even though the block falls away from the street, though no idea about this site.

    Yep, the area is great value for money if you can get a site that works.

    Don't worry this stuff is still all Chinese to me :D

    How would you make the second lot work though.. at least from a functional building perspective. I think would be hard like you said. Would be interesting to see what kind of design they could build for those lots. The frontages would be massive.
