    Some selling agencies now send cleaners in to every property that is about to settle (at the agency's expense) in order to avoid such hassles.

    With furniture left behind, if it's not a rainy day you'd be surprised how quickly someone will materialize and happily take furniture that you leave as a freebie on the naturestrip.

    Everyone has a different idea of what is acceptably "clean". Build in to your offer etc the assumption that you might need to send some cleaners in to tidy up at your expense.
