    Nearly 2 (well quite a few more actually), but pulled out because of 1 because of unrelated factors with another IP. Would buy again if I found the right one, but there's not much stock on market at the moment.
    I would count the population of the whole area together, they're more like suburbs than separate towns.

    What are the drivers though? I saw some houses in another small suburb which is one to waters but can't remember the name now.

    Infrastructure projects that seemed to take forever finally getting completed (double lanes South of Kiama, Gerringong flyover etc..., double and some triple lanes South of Nowra) - reducing the driving time from Sydney.
    Berry bypass in full swing.
    Back road to Canberra completed - reducing the driving time from there.
    Jobs have picked up - was one of the highest unemployment rates in the country back in 2012.
    Ripple effect from Sydney plus Sydney-siders/holiday makers/holiday home seekers/retirees/investors seeing cheap prices compared to up here, Canberra people also - they love their South Coast and this is the closest point to the water for them - and Jervis Bay is the ACT ;)
    New estates selling all of their stock - plenty of building going on, people working.
    New shopping centre completed (jobs, people spending money).

    sounds good @Azazel i love the feel of Berry but it's so ex now.

    Indeed, they should be looking up North.
    The water is still pretty nice for quite a while after the end of Summer at the South Coast.

    Has Blackbutt moved? Tracking the price of 60 Conway Crescent Blackbutt it hasn't moved much year on year...

    I know someone who was selling an inherited house, lucky to be rid of it.

    Yet across the way in Flinders/Shellcove the prices have increased nicely.

    New Marina under construction in Shellcove is bringing some excitement!

    Almost done finishing a one bed secondary unit as part of an IP I have down the coast. Fully approved, separate side access, separately metered for power & a little courtyard. Property should be achieving 7% yield when done so I'm pretty happy with that, and have achieved some nice CG in the 7 months since buying :)

    It's in Farmborough Heights. I'll make a thread about it and post pics of the progress. I bought the property with the secondary unit unfinished. It was DA approved and construction already started but this was not approved as no CC had been lodged. I obtained a BC prior to settlement, at the vendor's expense to warrant works to date before I purchased. I drew up the CC plans, lodged with private certifier, and now just trying to finish it off.

    sounds great, would love to see the thread and its progress in the development, renovation category. are you doing this mostly yourself or you have trades?

    I've managed to do this as owner builder, with a bit of mucking around at Service NSW to get the approval. Costings and plans etc for them to grant the permit. I'm very lucky my old man is a sparky and has helped out massively, he can pretty much do anything construction wise within reason. I've employed a waterproofer, plumber, roofer, fencer and plaster so far to assist as well as a carpenter to assist with general tasks like inserting a window into a double brick wall. It's progressing nicely and hopefully should be finished in about 1-2 months time.

    Just heard on the radio that the Shoalhaven (and I think Southern Highlands??) has the 3rd highest unemployment level in the stage for 17 - 24 year olds. They're saying that changes to Tafe and reduced apprenticeship opportunities are impacting badly down here. Maybe just journalistic sensationalism??
