    Yeah, you see houses with them advertised, but they need to be careful with the wording.

    We have an approved freestanding 1 bedroom granny flat on our Berkeley IP - rents for $225 p.w. and has been no trouble to fill when we've had vacancies. The site is 870sqm and there's decent privacy between the flat and the house. Plus the flat gets its own back yard so works well for the single mum who lives there with her young child. As mentioned by a few others already, there are heaps of unapproved shockers, particularly those in upstairs/downstairs configurations. I wouldn't go near any of those with a 40' pole.

    Did you find the property yourself or through a BA? When did you get it? Good yield machine.

    There a few unapproved and a few approved around, not many. The agents can't always tell the difference and they don't even know what to advertise correctly sometimes. You can always build your own if you like the strategy just make sure site constraints are ok.

    I saw a sweet one recently (bit further south) with internal GF, near the water, heaps of room, ripe for renovation and approval but would need to be fire separated obviously. Sometimes it is about looking inside the square.

    Found it myself in April 2014. Yield was 7.4% on day 1. Just moved the tenant out of the main house so I can spruce it up a bit. Yield should hit 8.3% or so once done.

    Previous owner built the granny flat in its current configuration in 2005. My depreciation schedule said it cost 67k but who knows as the plans that Council provided to me show something was built in 2002 called a rumpus room and then extended all round in 2005. It's around 45 sqm I think and even has a private little verandah out the back.

    Well done @Davothegreat nice deal - anyone buying in the area in '14 has done well but that is an outperformer.

    Sounds like an idea, I'll try to take some pics this weekend. Hopefully he hasn't finished the walls or plasterboard yet. Some creativity required when installing a bathroom on an existing slab.

    I'm looking to install ADSL2 Internet and just wondering who the best providers are?

    Property is in Callala Beach and I note there is an exchange there so the speed should be ok.

    I wonder how much steam Nowra still has in it. Low vacancy rates 1.2%. Reasonable yield. Cheap buy in.

    Any idea where it would be sitting on the property clock?

    I was looking at Brisbane but South Coast may be a viable option.

    Over 11% in the last 12 months.
    Still a low buy in price at $308k.
